James Valdez
Estate and Retrospective Real Estate Appraiser
James Valdez is a California Certified Residential Appraiser who helps families and their professional advisors establish supported real estate values after a death. His work commonly involves inherited homes, trust and probate matters, estate settlement, historical valuation dates, and situations in which a defensible property value is needed for accounting, legal, or family decision-making.
As the real estate valuation member of the Bay Area After Death team, James works alongside attorneys, CPAs, estate planners, trustees, executors, and heirs. His role is to provide an independent appraisal of the real property so the other professionals involved have a credible value to work from.
James has worked in residential appraisal since 2006 and has completed more than 7,000 appraisal assignments across Bay Area and Northern California markets.

When an appraisal may be useful
An appraisal is not required in every estate situation, but it is commonly requested when real estate value needs to be documented clearly for the people and professionals involved.
- An estate includes a home or residential income property
- A CPA needs a supported historical property value
- A trustee or executor is preparing to distribute or sell real estate
- Multiple heirs need an independent opinion of value
- The owner died months or years ago and no appraisal was completed at the time
- The property has unusual features, deferred maintenance, an ADU, multiple units, or other valuation complications

Working with the rest of the team
Real estate is often one part of a larger estate matter. The appraisal establishes an independent opinion of the property’s value, while the estate attorney, CPA, and estate-planning professional address the legal, tax, administrative, and planning questions connected to that value.
The team structure helps families identify which professional should handle each issue without expecting one provider to give advice outside their field.
